• You only pay us Cost+ fee when a phase of the project is completed, passed off by city/county inspectors, and paid by your bank.

• Interior Design. We help you to create a unique design that fits your budget. 
• Curated Materials. We have looked at all the building materials (Budget to Luxury) in greater Seattle area. We can get you the most bang for your buck on the materials.  
• Installation.  Finishing is all about skill, craft and quality. This is our focus when we build your dream home.

TOWNHOMES

• Time is money and we help you accelerate your project by providing all Shell & Core disciplines in-house (Excavation, Foundation, Framing, Roofing, and Siding). You end up with the box that you can customize inside.
• We understand spec development is a Loan Driven (hard money or bank). We help you estimate correctly and stay within the budget that got approved by your lender.
• We are spec developers (www.SmartBuild.io) ourselves and build it right the first time!

DADU (DETACHED ACCESSORY DWELLING UNIT)

• Do you want to generate Passive Income in 4 months time?
• We build DADUs in 3-4 months from breaking the ground to certificate of occupancy.

APARTMENTS

• Balance your budget from the start. We help you BEFORE you get a loan. We work with you to perform accurate, fast, and affordable takeoffs for the whole project.
• No margin for errors. Rework and Schedule costs are the major factors in why builders fail to build apartments on time and budget. A two inch error in level 1  will costs you significantly in time and money by the time you get to level 7.
